Why a near-new rental can still fail the standards

A modern Manor Lakes house is no guarantee of passing all 15 rental minimum standards.

Manor Lakes 3024 · 2 October 2026

In short: Newer homes pass the big items. They fail on small ones: anchors, latches and seals.

The usual gaps

Corded blinds without anchors, windows that do not latch, a missing deadlatch on the front door and bins without proper lids.

Structural soundness

Even young homes can show cracking or doors binding after a few seasons on clay. The report notes it against the structural standard.

Damp

Shower seals and sealant fail in ten years or so, and the damp that follows counts against the mould and damp standard.

What we check

All 15 standards, each recorded as met or not met with a photo.

Cheap fixes

Most of these are low cost repairs, which is why checking before listing saves time.

FAQ

Questions Manor Lakes owners ask about this

Are blind cord anchors really required?

Yes. Corded window coverings must be anchored so cords cannot form a loop within reach.

What lock is required?

The main entry needs a deadlatch, and other external doors need locks that can be secured.

Does this apply to existing tenancies?

They cover any rental agreement signed from 29 March 2021 onwards.

Can you do the reinspection?

Yes, once repairs are done.
